So based on recent permits filed it looks like the the Toy Story lot will become some sort of Disney Springs type shopping district. While it is a bit disappointing for those hoping to see a third gate at DLR, WDWMagic user Disney Irish thinks the endgame might be to level DTD for theme park expansion

The Death of the Third Gate: Why Disneyland’s New “Shopping Mall” is a Betrayal of the Theme Park Dream

For a few brief days this week, Disney fans thought a mystery permit meant a new theme park coming to Disneyland. Instead, they're getting a shopping mall.

I’m surprised considering how much redevelopment they’ve done at DTD recently. I wonder if this was not an option before or what changed that leads to this being the direction they’re moving in.

I'm old enough to remember that the big speculation was that Disney would somehow acquire Gardenwalk and make that the next DTD phase

I remember those rumors as well and am still not certain why they didn’t buy it the multiple times they could have.

The mall was for sale at a reasonable value and Disney just left in on the table and with the Toy Story lot there was more then enough room to make more hotels, a third gate and even some more shopping/dinning outside the park but yeah....

This is my problems with higher ups they like do easy wins but anything with "risk" they just avoid so much and this wasn't even much a a risk, because Disneyland gets insane crowds and DCA does very well now. Plus they could have made another on site hotel and be making bank from the third park day one....I just don't get it. I don't think Disneyland would need a 4th gate ever or at the very least not for over 50 years but a third gate has to me made sense since they bought Star Wars and Mavel and now with Fox they own more then enough IPs plus other IPs from the past like Frozen, Moana, Encanto that we don't have much room for at Disneyland and would be great if we could make a Westcot and have a park with the theming of Disneyland and events going on in the off season like DCA/Epcot and it would be another win for the resort

You'd think with their frustration with being land locked over the decades they would've jumped at the chance to expand the available space around them...

Short-sighted decisions, once again, for the win (said never).

I mean this was inevitable as Disney saw the overwhelming success of Disney Springs over in Orlando it’s a no brainer to want to replicate that in California.

Interesting reporting, no doubt. I have always been skeptical about the Toy Story lot becoming a third gate. There is a reason Disney hasn't built anything on this land since they bought it from the Fujishige family. Simply put, at even less than a mile away, it's too far from the rest of the resort. Anaheim isn't Orlando.

The whole idea of the resort property concept is to keep you in that bubble. It's part of the reason the company fought with the city so hard about a second gate and shopping district. You stay in their hotels, dine and shop at their shopping district, and can easily bounce back and forth between Disneyland and California Adventure. There is no easy way to connect the current Toy Story lot property to the rest of the resort, and I think that is a huge factor as to why we've never seen theme park development there.

I'm not saying that a third gate on the Toy Story lot wouldn't be successful, and in fact, a big open parking lot seems ripe for building something exactly like that. If they are going to add any type of theme park expansion I believe it would more than likely end up closer to that DisneylandForward concept area.

We can't built a third park gateway here its not connected to the Bubble

Also Disney, lets make a new bubble for shopping?

I mean I don't understand the logic if true, a third gate would make much more money then more shops

DTD does well but no way its making near what the parks do

Unfortunately it does seem to make more sense to have a Disney Springs type of property more than a theme park. It will still be cool, but a third park would've been preferable.

Looking at the glass half-full, at least they seem to be taking a quality-over-quantity approach here.

My response above is purely speculation based on the history of the company's expansion of the Disneyland Resort property.

The easiest answer is building a new dining and entertainment area is easier than building a theme park. There is year round foot traffic from the Anaheim Convention Center directly across the street and if it's a Disney property, people will be there. That is just brand power.

There is a lot of history here, and that is why I haven't ever put much stake into a third park being built on the Toy Story property.

If they use DTD for new theme park then cool, it will work out but like either way if your making a new Bubble here....to me if your going to do that just make a park then

But until anything is set in stone its all speculation and hopefully they can figure out a third gate at some point because its needed. Like Disneyland is never not busy and DCA now is also mostly killing it and the events are making tons of money on food and drinks, so if they can get a third gate for more food and drink events plus a theme park would be really nice but for now we wait and see what happens before 2030 and if Avatar is still coming or not and Disney will go from there
