Have you seen the Jenny Nicholson video (probably linked elsewhere in this thread)? She mentions towards the end of it that due to the small number of rooms and small amount of public space it wouldn’t be able to generate the amount of profit needed to justify its operations. That situation is worsened if they need to allocate more resources on a pool, bus stop, more rooms, more elevators, etc. that would need to be recouped.



Great video worth the full 4 hours to devote to watching it. Relevant bits for your question are in chapter 18.

It basically had margins so close to be profitable it was doomed to fail.

One of the best things I've watched on YouTube (or ever, maybe?). Critical without being "YouTube critical," smart, and super engaging.
