There’s a reason it was initially rumored to be the first original announced. Yes, the facade should be spectacular and it will have a lot of caverns. But that doesn’t mean those caverns won’t be varied, unique, and feature lots of effects.
I view it, to a degree, like Catacombs. It was “samey” in that it was all underground. But there was actually a lot of variation within that sameness. A lights-on tour is how a fan can truly appreciate those details. Grave of Flesh is the house that, I suspect, fans will appreciate the most.
